Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory and to comply with policies G1 and H12 of the adopted South Oxfordshire Local Plan.

That notwithstanding anything contained in the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no additional windows shall be constructed in the walls or roof of the development hereby approved facing west. Reason: To ensure that the development is not unneighbourly and to comply with policies G1 and H12 of the adopted South Oxfordshire Local Plan.

That the extension hereby permitted shall remain as ancillary to the use of the existing dwelling as one residential unit and shall not be occupied separately. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy and to comply with policies G1 and H12 of the adopted South Oxfordshire Local Plan.

That the garage accommodation shall be retained as such and shall not be adapted for living purposes without the prior permission of the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities and to comply with policies G1 and H12 of the adopted South Oxfordshire Local Plan.

The samples of the tiles to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory and to comply with policies G1, H12 and Con 15 of the adopted South Oxfordshire Local Plan.
