Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory and to comply with policies G1, H12, Con 6 and Con 7 of the adopted South Oxfordshire Local Plan.

That the garage shall be used only for the purposes incidental to the enjoyment of the dwellinghouse and shall not be used for any commercial or business purpose whatsoever. Reason: To secure the proper planning of the locality and to comply with policies G1 and H12 of the adopted South Oxfordshire Local Plan.

Prior to the commencement of development, a wall shall be erected along the northern boundary of the site, the details of which shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the development is not unneighbourly and to comply with policies G1, H12, Con 6 and Con 7 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of development, the site of the existing garage shall be cleared and the materials removed from the site. Reason: To safeguard the character and appearance of the existing building and the area in general and to comply with policies G1, Con 6 and Con 7 of the adopted South Oxfordshire Local Plan.

There will be no raising of existing ground levels on the site. Reason: To prevent the increased risk of flooding due to impedence of flood flows and reduction of flood storage capacity and to comply with policies G1 and G6 of the adopted South Oxfordshire Local Plan.

No spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood. Reason: To prevent the increased risk of flooding due to impedence of flood flows and reduction of flood storage capacity and to comply with policies G1 and G6 of the adopted South Oxfordshire Local Plan.

The garage and workshop shall be constructed with floor slab at existing ground level with; any arising from excavation removed from the floodplain apertures in the side and rear walls from ground level up to the March 1947 flood water levels to allow free entry and egress of flood water, and gaps left under the main garage doors for the same purpose Reason: To prevent the increased risk of flooding due to impedence of flood flows and reduction of flood water storage capacity.

With construction of storage facilities for oils, fuels or chemicals shall be carried out in accordance with details submitted to and approved in writing by the Local Planning Authority before development is commenced. Reason: To prevent pollution of the water environment and to comply with policies G1 and G7 of the adopted South Oxfordshire Local Plan.
