Conditions / Refusal Reasons
That external lighting will only be permitted in accordance with a lighting scheme to be approved in writing by the Local Planning Authority. Any such lighting shall be directed downwards to prevent nuisance to adjoining residential occupiers from light spillage and shall be turned on only during the conditioned hours of operation and remain off at all other times. Reason: To safeguard the amenity of neighbouring residents and the rural character of the countryside in accordance with Policies G2, C2 and EP3 of the South Oxfordshire Local Plan 2011.

That foul and surface water drainage details shall be submitted to and approved by the Local Planning Authority within 3 months of the date of this planning permission and any required alterations to the existing arrangements are to be implemented within 6 months of this planning permission. Reason: To prevent the pollution of the water environment and to comply with Policies G2, EP4 and EP6 of the South Oxfordshire Local Plan 2011.

That no work shall take place at the premises except between the hours of 8am and 6pm on Mondays to Fridays and 8am to 1pm on Saturdays. No work shall be undertaken on Sundays and Public Holidays. Reason: To safeguard the amenity of neighbouring residents in accordance with Policies EP2 and E8 of the South Oxfordshire Local Plan 2011.

That no goods, materials, plant or machinery shall be stored, repaired, operated or displayed in the open without the prior permission of the Local Planning Authority. Reason: To safeguard the character of the area, the amenity of neighbouring residents and the openness of the countryside in accordance with Policies G2 and E8 of the South Oxfordshire Local Plan 2011.

That a scheme for the landscaping of the site, including the planting of trees and shrubs shall be submitted to and approved in writing by the Local Planning Authority within 3 months of the date of this planning permission. The approved scheme shall be implemented within 12 months of the date of this planning permission and thereafter maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within three years of completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position first approved by the Local Planning Authority. Reason: To assimilate the development into its surroundings and to comply with Policy C1 of the South Oxfordshire Local Plan 2011.

Within 3 months of the date of this planning permission the first floor window in the north west elevation of barn 1 shall be fitted with obscured glass in accordance with details first submitted to and approved by the Local Planning Authority and shall thereafter be retained as such. Reason: To safeguard the amenity of neighbouring residential occupants and to comply with Policy E8 of the South Oxfordshire Local Plan 2011.

Within 6 months from the date of this planning permission for the unauthorised timber sheds situated between the two barns shall be removed from the site unless planning permission has been obtained for their retention. Reason: To safeguard the character of the area, the amenity of neighbouring residents and the openness of the countryside in accordance with Policies G2 and E8 of the South Oxfordshire Local Plan 2011.
