That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That before any work is undertaken in pursuance of this consent to demolish any part of the building the applicant shall take such steps and carryout such works as shall, during the progress of the works permitted by this consent secure the safety and stability of the boundary walling to the church and the frontage of the site onto The Green North. Reason: To secure the safety and protection of listed walling and in accordance with Policy Con 10 of the adopted South Oxfordshire Local Plan.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To safeguard the character and appearance of the Warborough Conservation Area in accordance with Policy Con 10 of the adopted South Oxfordshire Local Plan.

That the building hereby permitted shall be used only for the purposes specified in the application as a garage/studio store and shall not be used as a separate residential unit nor for any commercial or business purpose whatsoever. Reason: To secure the proper planning of the locality in order to comply with general, housing and employment policies set out in the adopted South Oxfordshire Local Plan.
