Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory and to comply with policies G1, Con10, Con 8, SOLP and Policy H5 of the South Oxfordshire Local Plan 2011 First Deposit Draft.
That notwithstanding anything contained in the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no additional windows shall be constructed in the walls of the development hereby approved facing east or west.
Reason: To ensure that the development is not unneighbourly and to comply with policies G1 and H12 of SOLP.
That a scheme for the landscaping of the site, including the planting of live trees and shrubs, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority.
Reason: To help to assimilate the development into its surroundings and to comply with policies G1 and G9 of SOLP.
Prior to the commencement of development, a sample of the rainwater goods shall be submitted to and approved in writing by the Local Planning Authority.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors and the construction details of the dormers has been submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory and to comply with policies G1, Con 8 and Con 10 of SOLP..
Development shall not commence unitl a sample panel of brickwork has been erected and approved in writing by the Local Planning Authority. The walls of the new dwelling shall comply with the approved brickwork sample.

The brickwork should be laid in Flemish Bond.

That the horse chestnut tree at the frontage of the site shall be protected to the satisfaction of the Local Planning Authority whilst development operations are in progress and advice in BS 5837 in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of development.
E and to comply with policies G1 and C16 of SOLP
That prior to the commencement of any other development to which this permission relates, the means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification.
Reason: In the interests of highway safety and convenience and to comply with policies G1 and G10 of SOLP.
That the parking provision shall be as shown on the deposited drawing, reference HSL 64 010 A all constructed, surfaced and laid out, retained and maintained.
Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities and to comply with policies G1 and G10 of SOLP
