That, having regard to the location of the extension relative to the side boundary, and to the inappropriate design of the dormer window, the proposals represent a cramped and incongruous form of development which would detract from the character, appearance and setting of the existing dwelling and the visual amenity of the street scene, contrary to Policy H12 of the South Oxfordshire Local Plan and Section 4.6 of the South Oxfordshire Design Guide.

That, having regard to its location relative to the adjoining property 5 The Crescent, the extension would result in an oppressive and unneighbourly form of development which would detract from the residential amenity of occupants of the adjoining property, contrary to Policy H12 of the adopted South Oxfordshire Local Plan and Section 4.6 of the South Oxfordshire Design Guide.
