Conditions / Refusal Reasons
That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policy G8 of the Council's adopted South Oxfordshire Local Plan.
That detailed specifications of the designs, materials and external finishes of all external doors, windows, eaves/fascias and rainwater goods shall be submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policy G8 of the Council's adopted South Oxfordshire Local Plan.
That the path to the rear of Plots 2 - 4 shall be constructed in accordance with a scheme designed to avoid damage to tree roots which shall have been submitted to and approved in writing by the Local Planning Authority.
Reason: To safeguard trees which are visually important in accordance with Policy C16 of the
Council's adopted South Oxfordshire Local Plan.
That the landscaping scheme submitted in accordance with Condition 1 of outline planning permission P02/W0603/O shall include details of all hard surfaces, walls, gates, fences and railings.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policy G9 of the Council's adopted South Oxfordshire Local Plan.
That notwithstanding the provisions of Article 3 of, and Class A of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no first floor windows shall be inserted at any time in the side of houses on Plots 1, 4, 6, 7, 10, 11 and 12 unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof.
Reason: To safeguard the privacy and residential amenity of occupiers of the adjoining property
in accordance with Policy H11 of the Council's adopted South Oxfordshire Local Plan.
That the details submitted pursuant to Condition 6 of outline planning permission P02/W0603/O shall include surface water control measures and shall be carried out as an integral part of the development.
Reason: To prevent the increased risk of flooding and to improve water quality in accordance
with Policy G17 of the Council's adopted South Oxfordshire Local Plan.
That no dwelling shall be occupied until the whole of the roads and footpaths shown on the layout plan accompanying the application, and all surface water drainage works, have been laid out and constructed in accordance with the Oxfordshire County Council Design Guide for Residential Roads and the specification for the construction of works for housing development.
Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the
Council's adopted South Oxfordshire Local Plan.
That before any of the development hereby permitted is occupied, the parking and turning spaces shown on the approved plan shall be constructed and such spaces shall thereafter be kept permanently available for the use of residents and visitors to the site.
Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect
local amenities Policy G11 of the Council's adopted South Oxfordshire Local Plan.
