Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building(s).
Reason: To ensure that the details of the development are satisfactory in accordance with
Policy G8 of the adopted South Oxfordshire Local Plan.
That notwithstanding the provisions of Article 3 of, and Class A of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no windows shall be inserted at first floor level in the side elevation facing No. 12 New Road unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof.
Reason: To ensure that the development is not unneighbourly in accordance with Policy
H12 of the adopted South Oxfordshire Local Plan.
That the existing hedge along the whole of the western boundary of the land shall be retained and properly maintained at a height of not less than five metres, and that any plant which may die or be seriously damaged or destroyed within three years of the completion of the development shall be replaced and the replacement shall be properly maintained.
Reason: To ensure that the development is not unneighbourly in accordance with Policy
H12 of the adopted South Oxfordshire Local Plan.
That the existing oak tree and hedges on the land shall be protected by fencing in accordance with British Standards 5837:1991 'Trees in Relation to Construction' and in accordance with a scheme to be first agreed in writing by the Local Planning Authority and to be implemented prior to the demolition of the existing garage and the commencement of the development.
Reason: To safeguard trees and hedges which are visually important in accordance with
Policy G8 of the adopted South Oxfordshire Local Plan.
