Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That prior to the use of the site as an extension to the churchyard, details of the proposed fencing, hedge planting, five bar gate and access drive surfacing shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the South Oxfordshire Local Plan.

That no burials shall take place within 250 metres of any borehole, well or spring used for public water supply, or within 30 metres of any other spring or watercourse, or within 10 metres of any field drain. Reason: To prevent pollution of the water environment in accordance with Policy G7 of the South Oxfordshire Local Plan.

That a minimum unsaturated zone of 1 metre shall be maintained between the base of any interment and the maximum seasonal groundwater level. Reason: To prevent pollution of the water environment in accordance with Policy G7 of the South Oxfordshire Local Plan.
