That the proposed extension would result in an inappropriate and incongruous addition, which because of its size, height and design would detract from the character of the existing building and by virtue of its proximity to the boundary with No 40 Belle Vue Road would give rise to a cramped appearance detrimental to the visual amenities of the locality. This would contravene Policies G1 and H12 of the South Oxfordshire Local Plan, G2, H13 of the South Oxfordshire Local Plan 2011, (First Deposit Draft) and advice in the Council's South Oxfordshire Design Guide.
