Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and H4 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of any development, details of the slab level of the new dwelling shall be submitted to and approved in writing by the Local Planning Authority. The dwelling shall be constructed in accordance with the approved details. Reason: To ensure that the details of the development are satisfactory and given that the site is on sloping ground in accordance with Policies G1, G8 and H4 of the adopted South Oxfordshire Local Plan.

That the new dwelling shall not be occupied until space has been laid out within the site for two cars to be parked and for vehicles to turn so that they may enter and leave the site in forward gear. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policies G1 and G10 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in either side elevation of thenew dwelling other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly in accordance with Policies G1 and H4 of the adopted South Oxfordshire Local Plan.

That the utility and bathroom window in the side elevation (side to 9 Wood Lane) of the dwelling hereby permitted shall be glazed in obscure glass prior to first occupation of the premises and shall thereafter be retained as such. Reason: To ensure that the development is not unneighbourly in accordance with Policies G1 and H4 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors, eaves and fascia details has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1 and H4 of the adopted South Oxfordshire Local Plan.
