That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory and to be in accordance with policies C2 and CON7 of the South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows, rooflights and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory and to be in accordance with policies C2 and CON7 of the South Oxfordshire Local Plan.

That, except insofar as may be otherwise agreed by the Local Planning Authority, all trees, shrubs and hedges shown on the approved plans shall be preserved and properly maintained and that in the event of any dying or being seriously damaged or destroyed, new or equivalent shall be planted and properly maintained in positions first approved by the Local Planning Authority. Reason: To safeguard the character of the area and to be in accordance with policies C2 and CON7 of the South Oxfordshire Local Plan.

That development shall not begin until a specification for the treatment of the access road and hardstanding has been submitted to and approved in writing by the Local Planning Authority Reason: To ensure that all details of the development are satisfactory and to be in accordance with C2 and CON7 of the South Oxfordshire Local Plan.
