That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used to face the wall shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To safeguard the character of the area and the setting of the listed building in accordance with Policies G1, C2 and CON7 of the adopted South Oxfordshire Local Plan.

That, if brickwork is to be used for facing the ha ha, it shall be laid in a Flemish bond. Reason: To safeguard the character of the area and the setting of the listed building in accordance with Policies G1, C2 and CON7 of the adopted South Oxfordshire Local Plan .

That an earth bund shall be constructed to the lower side of the ha ha to the north west of Watlington Park House within three months of the completion of the construction of the facing wall. The earth bund shall be constructed in accordance with a scheme which shall have previously been submitted to and approved in writing by the Local Planing Authority. Thereafter the earth bund shall be turfed or planted with grass seed in the next available planting season and so maintained. Reason: To ensure that the works will merge with the existing gradients on the hill in close and distant views, to safeguard the character of the area and the setting of the listed building in accordance with Policies G1, C2 and CON7 of the adopted South Oxfordshire Local Plan.

That the mature beech tree at the southern end of the proposed ha ha to the north west of Watlington Park House shall not be felled until a written method statement has been submitted to and approved in writing by the Local Planning Authority. The method statement should consider how the tree can be felled in a manner designed to minimise the effects on any roosting bats. The statement is likely to include carefully lowering the tree to ground either as a whole or in sections then allowing suitable time for any roosting bats to escape before the timber is removed from site. The works should be timed to minimise impacts this would mean carrying out the felling either in March/April/May or September/October. Reason: To ensure satisfactory protection and mitigation measures for a protected species in accordance with Policy C14 of the adopted South Oxfordshire Local Plan.
