Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before any works commence. Reason: To safeguard the character of the area in accordance with Policies H12, CON6 and G8 of the adopted South Oxfordshire Local Plan.

That the walls of the extension shall be constructed using a lime-based mortar mix. Reason: To safeguard the character of the area in accordance with Policies H12, CON6 and G8 of the adopted South Oxfordshire Local Plan.

That all brickwork shall be laid in a Flemish bond. Reason: To safeguard the character of the area in accordance with Policies H12, CON6 and G8 of the adopted South Oxfordshire Local Plan.

That a detailed specification of any external ducts, flue pipes or means of external venting shall be submitted to and approved in writing by the Local Planning Authority before any works commence. Reason: To ensure that the details of the works are satisfactory in accordance with Policies H12, CON6 and G8 of the adopted South Oxfordshire Local Plan.

That a detailed specification of the type, design and external finish of all windows, external doors and rainwater goods shall be submitted to and approved in writing by the Local Planning Authority prior to any works commencing. Reason: To ensure that the appearance of the building(s) is satisfactory in accordance with Policies H12, CON6 and G8 of the adopted South Oxfordshire Local Plan.
