Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development commences. Reason: To safeguard the character of the area in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That the walls of the extension shall be constructed using a lime-based mortar mix. Reason: To safeguard the character of the area in accordance with Policies G8, H12 and CON10 of the adopted South Oxfordshire Local Plan.

That all brickwork shall be laid in a Flemish bond. Reason: To safeguard the character of the area in accordance with Policies G8, H12 and CON10 of the adopted South Oxfordshire Local Plan.

That a detailed specification of any external ducts, flue pipes or means of external venting shall be submitted to and approved in writing by the Local Planning Authority before development commences. Reason: To ensure that the details of the development/works are satisfactory in accordance with Policies G8, H12 and CON10 of the adopted South Oxfordshire Local Plan.

That a detailed specification of the type, design and external finish of all windows, external doors and rainwater goods shall be submitted to and approved in writing by the local planning authority prior to development commencing. Reason: To ensure that the appearance of the building(s) is satisfactory in accordance with Policies G8, H12 and CON10 of the adopted South Oxfordshire Local Plan.

That development shall not commence until a scheme of surface water drainage works and an implemented programme have been submitted to and approved in writing by the Local Planning Authority. The scheme shall be carried out as approved. Reason: To prevent pollution and flooding in accordance with Policy G17 of the adopted South Oxfordshire Local Plan.

That no spoil or materials shall be deposited or stored on the site. Reason: To prevent increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policy G16 of the adopted South Oxfordshire Local Plan.

That no building or raising of land levels shall take place within the site. Reason: To prevent increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policy G16 of the adopted South Oxfordshire Local Plan.

That the extension hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as The Homestead Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy and in accordance with Policy H11 of the adopted South Oxfordshire Local Plan.
