Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To safeguard the character of the area in accordance with Policies C1 and H16 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character of the area in accordance with Policies C2 and H16 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of Article 3 of, and Classes A, B, D or E of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) no development within the specified classes shall take place unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: That a replacement dwelling of this size is permitted having regard to the benefits secured to the Chilterns Area of Outstanding Natural Beauty. A larger building would conflict with Policies C2 and H16 of the Council's adopted South Oxfordshire Local Plan.

That a scheme for the landscaping of the site, including the planting of live trees and shrubs and the treatment of the access road and hardstandings, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings in accordance with Policies C2 and G9 of the adopted South Oxfordshire Local Plan.

That no development shall commence until all existing buildings within the site have been demolished and the materials therefrom removed from the land. Reason: To safeguard the character of the area in accordance with Policies C2 and H16 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows or rooflights shall be constructed in the north east elevation of the dwelling other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly in accordance with Policies G1 and H16 of the adopted South Oxfordshire Local Plan.

That the shower room window in the north east elevation of the new dwelling hereby permitted shall be glazed in obscure glass prior to first occupation of the accommodation and shall thereafter be retained as such. Reason: To ensure that the development is not unneighbourly in accordance with Policies G1 and H16 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of any development, details of the slab level of the new dwelling shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the dwelling shall be constructed in accordance with the approved details. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8 and H16 of the adopted South Oxfordshire Local Plan.
