Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.

That a scheme for the replacement of the boundary tree shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development on the site and the planting shall be carried out in the first planting season after the first use of the extension. If the replacement tree dies or is seriously damaged within five years of planting then a further replacement shall be planted within the next planting season. Reason: As in the opinion of the Local Planning Authority the retention of the existing tree is incompatible with the extension hereby permitted and a replacement is required to safeguard the character and appearance of the area in accordance with Policies G1 and C16 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in either side elevation (to 2A and 4 Western Road) of the building other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly in accordance with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.
