Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory and to
comply with Policies G1, C2 and H12 of the South Oxfordshire
Local Plan.
That notwithstanding anything contained in the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no additional windows shall be constructed in the roofslopes and walls of the development hereby approved facing west and east.
Reason: To ensure that the development is not unneighbourly in accordance
with Policy H12 of the South Oxfordshire Local Plan.
That no development shall take place until details of the drainage, service runs and driveway construction have been submitted to and approved in writing by the Local Planning Authority. The construction of the driveway shall not involve any excavation of the ground.
Reason: To protect local amenities in order to avoid damage to trees and to
comply with Policies G1 and H12 of the South Oxfordshire Local
Plan.
That the existing trees on the land shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development.
Reason: To safeguard trees which are visually important and to comply with
Policies G1 and H12 of the South Oxfordshire Local Plan.
