That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

There shall be no raising of existing ground levels on the site. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity and to comply with Policy G16 of the Council's adopted South Oxfordshire Local Plan.

No spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood. That the development to which this permission relates shall be expressed in addition to or in combination with any part of the development under reference P00/S0101. Accordingly this permission shall be alternative to the previous permission so that either but not both may be implemented. Reason: To prevent an inappropriate development of the site by the implementation of both permissions in accordance with Policies G1, CON 10 and CON 15 of the Council's adopted South Oxfordshire Local Plan.
