Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with policy H12 of the South Oxfordshire Local Plan.

That a hedge of the same species as the existing hedgerow (along the eastern boundary) shall be planted in the first planting season after works have commenced, in front of the development as set out on plan no. 249/06 and thereafter the hedge shall be so tended as to grow to, and remain at, a height of not less than 2 metres. Reason: To help to assimilate the development into its surroundings in accordance with policies G9 and G1 of the South Oxfordshire Local Plan.

That prior to the first occupation of the extension hereby permitted 2 car parking spaces shall be laid out within the site for vehicles to be parked as shown on drawing no. 249/06 and such parking spaces shall be retained thereafter. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with policies G1 and G11 of the South Oxfordshire Local Plan.
