Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That development shall not begin until a detailed specification of the type, design and external finish of the new windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G1 of the adopted South Oxfordshire Local Plan.

That the access to Tuns Lane and stairway to the flat shown on the approved drawings shall be provided prior to the first occupation of the flat and shall thereafter be retained as such. Reason: To ensure that there is no conflict between the retail and residential use of the premises in accordance with Policies G1 and H10 of the adopted South Oxfordshire Local Plan.

That a scheme for sound insulation shall be submitted to and approved in writing prior to the commencement of development. The sound insulation scheme shall be provided in accordance with the approved details prior to the first occupation of the premises and shall be retained as such. Reason: To protect the amenity of the occupants of the flat and neighbouring properties in accordance with Policies G1 and H4 of the adopted South Oxfordshire Local Plan
