Conditions / Refusal Reasons
That the development shall be carried out strictly in accordance with the description of the development, plans and specifications contained in the application, subject to any conditions imposed on the outline planning permission, and subject to the conditions hereby imposed. Reason: To secure the proper planning of the locality.

That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with South Oxfordshire Local Plan Policy G11.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the north western or south eastern (side) elevations of the dwelling other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly and to comply with Policy H11 of the South Oxfordshire Local Plan.

That no development shall be commenced on the site until the position of the public foul sewer, which crosses the northern boundary of the site, has been established and details of the works proposed to safeguard the stability and operation of the public foul sewer during the implementation of the development have been submitted and agreed in writing by the Local Planning Authority. Thereafter the approved safeguarding measures shall be implemented prior to the commencement of any work. Reason: In the interest of public health and to accord with Policy G7 of the South Oxfordshire Local Plan.

That prior to the commencement of the development hereby approved details of the slab levels shall be submitted to and agreed in writing by the Local Planning Authority. The development shall then be carried out in accordance with the approved slab levels. Reason: To ensure that the development is not unneighbourly and to protect local amenities in accordance with Policies G8 and H4 of the South Oxfordshire Local Plan.

That details of the wall and hedge of a species to be first agreed in writing with the Local Planning Authority shall be planted along the eastern front boundary of the land prior to the commencement of the development and such hedges shall be so tended as to grow to, and remain at, a height of not less than 1m, and that any plant which may die or be seriously damaged or destroyed within three years of the completion of the development shall be replaced and the replacement shall be properly maintained. Reason: To help to assimilate the development into its surroundings and to comply with Policy H11 of the South Oxfordshire Local Plan.

That the en-suite bathroom and shower room window in the south elevation of the dwelling hereby permitted shall be glazed in obscure glass prior to the first occupation of the accommodation. Reason: To ensure that the development is not unneighbourly and to comply with Policy H11 of the South Oxfordshire Local Plan.
