That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with policy H12 of the South Oxfordshire Local Plan.

That the materials to be used for the cheeks of the dormer windows shall be of the same colour, type and texture as those used on the existing garage. Reason: To ensure that the details of the development are satisfactory in accordance with policy H12 of the South Oxfordshire Local Plan.

That notwithstanding the details on the plan the dormer window in the side (NB south) elevation of the garage hereby permitted shall be glazed in obscure glass prior to the first use of the first floor room. Reason: To ensure that the development is not unneighbourly in accordance with policy H12 of the South Oxfordshire Local Plan.
