Conditions / Refusal Reasons
That within one month of the date of this permission a scheme for landscaping along the Western Boundary of the property shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall be implemented as approved within two months of the date of approval and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event that any tree or plant so planted dying or being seriously damaged or destroyed within three years of the completion of the landscaping scheme, a new tree or plant or equivalent number of trees or plants as the case may be, of a species first approved by the Local Planning Authority, shall be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To protect neighbouring residential amenity in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.

That the building shall be used only for purposes incidental to the enjoyment of the dwellinghouse as such, and for no other purpose whatsoever. Reason: To safeguard the character of the area in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.
