Conditions / Refusal Reasons
That the application proposes the erection of a replacement dwelling outside the built-up area of Lower Shiplake and the replacement would be significantly greater in volume than the existing dwelling on the site. In addition, having regard to its size and bulk and its location to the rear of the existing dwelling, the proposal would result in a prominent and intrusive form of development that would be detrimental to the character and visual amenity of the area which is designated as being of Great Landscape Value. Therefore, the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies G1, G5, H16 and C3 and the South Oxfordshire Local Plan 2011 (First Deposit Draft), particularly policies G1, G2, G4, H12 and C1.
