That a scheme for the landscaping planting of the pond and its surroundings, including the planting of live trees and shrubs, shall be submitted to and approved in writing by the Local Planning Authority within 4 months of the date of this permission. The scheme shall be implemented as approved within 12 months of the date of this permission. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 5 years of the date of this permission, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help assimilate the development into its surroundings in accordance with policy G9 of the adopted South Oxfordshire Local Plan 1997 and policy C1 of the South Oxfordshire Local Plan 2011 First Deposit Draft June 2002.

That the bypass channel ditch hereby permitted shall be dug with a v-shaped cross section within 4 months of the date of this permission. Reason: To ensure that the quality of the water environment is preserved in accordance with policies G7, C12 and C15 of the adopted South Oxfordshire Local Plan 1997 and policies C6, EP4 and EP6 of the First Deposit Draft South Oxfordshire Local Plan 2011 (June 2002).

That no motorised craft shall be operated in the development hereby permitted without the prior written consent of the Local Planning Authority. Reason: To ensure that the amenity of nearby residential properties is preserved in accordance with policies G7 of the adopted South Oxfordshire Local Plan 1997 and policies EP2 of the First Deposit Draft South Oxfordshire Local Plan 2011 (June 2002).
