That the proposal would be contrary to policies G1 and H12 of the adopted South Oxfordshire Local Plan, policies G2 and H13 of the South Oxfordshire Local Plan 2011 First Deposit Draft June 2002 and advice contained in the South Oxfordshire Design Guide. Having regard to the size, height and bulk of the proposed extension and its relationship with adjacent residential properties, it is considered that it would appear intrusive and unacceptably oppressive in the outlook from neighbouring properties, particularly numbers 8 and 10 Mitchell Close, and detract from the standard of residential amenity enjoyed by the occupiers of these properties.
