That the existing dwelling is greater in size than the nissen hut dwelling it replaced and the addition of a further two storey extension as proposed would be disproportionate in size in relation to the original dwelling and as such would be harmful to the openness of the Green Belt. Furthermore the property is prominent in important distant views from Shotover Hill. As such the proposal is contrary to Policies GB2 and H12 of the South Oxfordshire Local Plan and Policy H13 of the South Oxfordshire Local Plan Draft Deposit 2011.
