That the proposal would be contrary to policies H12 and GB2 of the adopted South Oxfordshire Local Plan and policy H13 of the South Oxfordshire Local Plan 2011 First Deposit Draft 2002. The site lies within the Oxford Green Belt and outside the main built up limits of Beckley. Having regard to the size of the extension already erected at the property, then the proposed extension would cumulatively exceed the 40% restriction on extensions to properties in the Green Belt and in this way would detract from the openness of the Green Belt. In addition, the proposal is considered to be unneigbourly in that the proposed rear dormer window would overlook the rear patio area of the adjacent property, Rowan Lodge, detracting from the privacy enjoyed by the occupiers of that property.
