Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That prior to the commencement of any other development to which this permission relates, the means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification.
Reason: In the interests of highway safety and convenience in accordance with
Policy G10 of the adopted South Oxfordshire Local Plan.
That the parking provision shall be as shown on the deposited drawing, reference 02 11 13 Rev A all constructed, surfaced and laid out, retained and maintained.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities in accordance with
Policy G10 of the adopted South Oxfordshire Local Plan.
That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory in
accordance with Policy G8 of the adopted South Oxfordshire
Local Plan.
That development shall not commence on site until written approval has been granted by the Local Planning Authority to plans detailing the slab levels of the buildings hereby permitted relative to existing ground level, and the development shall only proceed strictly in accordance with the details to be approved.
Reason: To ensure that the development is not unneighbourly or intrusive in
accordance with Policy G8 of the adopted South Oxfordshire Local
Plan.
That a scheme for the comprehensive landscaping of the site, including the planting of live trees and shrubs, the treatment of any new hard surfaces and the treatment of all property boundaries shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development.
Reason: To help to assimilate the development into its surroundings.
That the existing trees on the land particularly adjacent to the railway cutting shall be protected in accordance with advice in BS 5837 whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development.
Reason: To safeguard trees which are visually important in accordance with
Policy G9 of the adopted South Oxfordshire Local Plan.
That the proposed dwellings shall be occupied as two dwellings only and shall not be subdivided into separate flats or apartments.
Reason: To safeguard the character of the area and to ensure adequate
parking is available in accordance with Policy G8 of the adopted
South Oxfordshire Local Plan.
That the garage accommodation shall be retained as such and shall not be adapted for living purposes without the prior permission of the Local Planning Authority.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
