That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. That the rooflights shall be retained as inserted (conservation type) unless the prior written approval of the Local Planning Authority has been given to any replacement/alternative. That within 3 months of this decision ventilation details shall be submitted to and approved in writing by the Local Planning Authority. That the additional living accommodation hereby permitted shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property Wheatley House as a single dwellinghouse, as specified in the application, and shall not be occupied or used separately therefrom. Reason: To ensure that the details of the development are satisfactory in accordance with policy G8 of the adopted South Oxfordshire Local Plan 1997 and policy H13 of the First Deposit Draft South Oxfordshire Local Plan 2011 (June 2002).
