Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the additional living accommodation hereby permitted shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property Rufty Tufty House as a single dwellinghouse, as specified in the application, and shall not be occupied or used separately therefrom. Reason: To secure the proper planning of the locality in accordance with Policy H5 of the adopted South Oxfordshire Local Plan.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That the materials to be used for the conservatory shall be approved in writing by the Local Planning Authority prior to the commencement of the development hereby approved. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of the development hereby approved, samples of the materials to be used for the boundary wall with Plum Tree Cottage shall be submitted to and approved in writing by the Local Planning Authority. The walls shall be reinstated to a minimum height of 2.4m as shown on the submitted plan P1/B. Reason: To ensure that the details of the development are satisfactory in accordance with Policy ZB of the adopted South Oxfordshire Local Plan.
