Conditions / Refusal Reasons
That approval of the details of the siting, design and external appearance of the building(s) and the landscaping of the site (hereinafter called "the reserved matters") shall be obtained from the Local Planning Authority in writing before any development is commenced.
Reason: As the application is not accompanied by details of these matters.
That application for approval of the reserved matters shall be made to the Local Planning Authority before the expiration of 3 years from the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That the development hereby permitted shall be begun either before the expiration of 5 years from the date of this permission, or before the expiration of 2 years from the date of approval of the last of the reserved matters to be approved, whichever is the later.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That a scheme for the landscaping of the site, including the planting of live trees and shrubs, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority.
Reason: To help to assimilate the development into its surroundings and in accordance with Policy G9 of the South Oxfordshire Local Plan.
That except insofar as may be otherwise agreed by the Local Planning Authority, all trees, shrubs and hedges on the land be preserved and properly maintained and that in the event of any of the trees dying or being seriously damaged or destroyed, a new tree or equivalent number of trees, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority.
Reason: To safeguard trees which are visually important and in accordance with Policy G8 of the South Oxfordshire Local Plan.
That development shall not begin until a scheme for the disposal of foul sewage has been submitted to and approved in writing by the Local Planning Authority.
Reason: In the interests of public health and to avoid pollution and in accordance with Policy G7 of the South Oxfordshire Local Plan.
That details of surface water drainage works shall be submitted to and approved in writing by the Local Planning Authority prior to the development commencing.
Reason: In the interests of public health and in accordance with Policy G7 of the South Oxfordshire Local Plan.
That the reserved matters referred to in condition 1 shall include car parking and turning spaces in accordance with the Local Planning Authority's approved standards.
Reason: In the interests of highway safety and convenience and in accordance with Policy G11 of South Oxfordshire Local Plan.
That prior to the commencement of the development hereby approved, the existing buildings on the site shall be demolished and the materials therefrom removed from the site.
Reason: To ensure that the details of the development are satisfactory and in accordance with Policy G1 of the South Oxfordshire Local Plan.
No development approved by this planning permission shall be commenced until:
a) A site investigation has been designed for the site using the information obtained from the desktop study and any conceptual model. This shall be submitted to and approved in writing by the planning authority before the investigation is carried out on the site. The investigation shall be comprehensive enough to enable:
- a risk assessment to be undertaken relating to groundwater and surface waters associated on and off the site that may be affected;
- refinement of the conceptual model; and
- the development of a method statement detailing the remediation requirements.
b) The site investigation has been undertaken in accordance with details approved by the planning authority and a risk assessment has been undertaken.
c) A method statement detailing the remediation requirements, including measures to minimise the impact on ground and surfae waters, using the information obtained from the site investigation, has been submitted to and approved in writing by the planning authority.
Reason: To prevent pollution of the water environment.
That the office floorspace herby approved shall not exceed a maximum of
500 sq m.
Reason: To secure the proper planning of the locality and in accordance with Policy E3 of the South oxfordshire Local Plan.
That any first floor office floorspace shall be accomodated within the roofspace of that building.
Reason: To secure the proper planning of the locality and in accordance with Polciy G8 of the South Oxfordshire Local Plan.
