Conditions / Refusal Reasons
That the rendered parts of the exterior walls of the garage shall be painted in accordance with a colour scheme which shall first have been submitted to and approved in writing by the Local Planning Authority and thereafter retained as such. Reason: To ensure that the details of the development are satisfactory in accordance with policies G1 and H12 of the adopted South Oxfordshire Local Plan 1997 and policies G2 and H13 of the First Deposit Draft South Oxfordshire Local Plan 2011 (June 2002).

That the existing hedge along the western boundary of the site shall be protected to the satisfaction of the Local Planning Authority whilst development operations are in progress and shall thereafter be retained. In the event of any of the hedge plant or plants dying or being damaged it/they shall be replaced on a like for like basis. Reason: To help to assimilate the development into its surroundings in accordance with policy G9 of the adopted South Oxfordshire Local Plan 1997 and policy C1 of the First Deposit Draft South Oxfordshire Local Plan 2011 (June 2002).

That the garage building hereby approved shall only be used for the garaging of private vehicles and for storage ancillary to the enjoyment of the dwellinghouse unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To prevent the conversion of the building to living accommodation which would require further detailed consideration in accordance with policy H6 of the adopted South Oxfordshire Local Plan 1997 and policy H13 of the First Deposit Draft South Oxfordshire Local Plan 2011 (June 2002).

That notwithstanding anything contained in the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) no additional windows, doors, rooflights or other openings shall be constructed in the building other than those expressly authorised by this permission. Reason: To ensure that the details of the development are satisfactory in accordance with policies G1 and H12 of the adopted South Oxfordshire Local Plan 1997 and policies G2 and H13 of the First Deposit Draft South Oxfordshire Local Plan 2011 (June 2002).
