Conditions / Refusal Reasons
That the proposal would be contrary to policies G1, G3, G8 and H5 of the adopted South Oxfordshire Local Plan, policies G1, G2, G6 and H5 of the South Oxfordshire Local Plan 2011 First Deposit Draft June 2002 and advice in the South Oxfordshire Design Guide. Having regard to the modest size of the site, the proposal to erect a three bedroom dwelling would result in a cramped overdevelopment of the site that would be highly prominent in the street scene and detract from the character of the area. In addition the erection of 1.8 m high close boarded fencing along part of the south east boundary of the site would be visually intrusive and compromise the existing spacious character of the area.
That the proposal would be contrary to policy G10 of the adopted South Oxfordshire Local Plan and policy T1 of the South Oxfordshire Local Plan 2011 First Deposit Draft June 2003. The proposal fails to provide an off road turning facility, would result in reversing out of the site onto a live carriageway and in this way would unacceptably jeopardise highway safety.
