Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policy G8 of the Council's adopted South Oxfordshire Local Plan.
That except insofar as may be otherwise agreed in writing by the Local Planning Authority, all trees, shrubs and hedges on the land shall be retained and protected during the course of the development and for a period of five years following the completion of the development. Any trees, shrubs or plants which within that period die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority gives written consent to any variation.
Reason: To safeguard the character of the area in accordance with Policy G8 of the Council's
adopted South Oxfordshire Local Plan.
That details of the materials to be used for the access, parking and turning areas shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby approved.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policy G8 of the Council's adopted South Oxfordshire Local Plan.
That the materials resulting from the demolition of the existing cottage on the site shall be permanently removed from the site.
Reason: To safeguard the character of the area in accordance with Policy G1 of the Council's
adopted South Oxfordshire Local Plan.
That the studio building shall remain as ancillary accommodation to The Platts and shall not be occupied or let off separately.
Reason: To secure the proper planning of the locality in accordance with Policy G1 of the
Council's adopted South Oxfordshire Local Plan.
That the dwelling shall not be occupied until the turning space has been constructed in accordance with the scheme shown on Plan Reference 0260-P06A and that area shall not thereafter be used for any purpose other than as a turning space.
Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the
Council's adopted South Oxfordshire Local Plan.
That within one month of the occupation of the new dwelling hereby approved, the two existing caravans together with the awning presently providing on site accommodation, shall be permanently removed from the site.
Reason: To safeguard the character of the area in accordance with Policies G8 and C3 of the
Council's adopted South Oxfordshire Local Plan.
