Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That details of surface water drainage works shall be submitted to and approved in writing by the Local Planning Authority prior to the development commencing. Reason: In the interests of public health in accordance with Policy G17 of the adopted South Oxfordshire Local Plan.

That the existing trees on the land shall be protected whilst development operations are in progress, in accordance with BS5837:1991, a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To safeguard trees which are visually important in accordance with Policy C16 of the adopted South Oxfordshire Local Plan.

That details of foundations and service runs for the building shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works. Reason: To safeguard the trees which are visually important in accordance with Policy C16 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of works details of the surface treatment of the car parking area shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the trees which are visually important in accordance with Policy C16 of the adopted South Oxfordshire Local Plan.

That an 8 metre wide buffer zone alongside the Teddington Brook shall be established in accordance with details which shall be submitted to and approved in writing by the Local Planning Authority before the development commences. Reason: To maintain the character of the watercourse and provide undisturbed refuges for wildlife using the river corridor in accordance with Policy C15 of the Council's adopted South Oxfordshire Local Plan.

That no development shall commence until a survey of bats has been completed on the cricket pavilion and if bats are found the following measures are required. (a) no demolition works shall be undertaken until the applicant has consulted English Nature and obtained a licence from DEFRA (b) details of appropriate mitigation measures and contingency plans shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure the development does not harm wildlife habitats in accordance with Policy C14 of the adopted South Oxfordshire Local Plan.

That the painted feather edged timber boarding shall be dark stained prior to occupation of the building. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the Council's adopted South Oxfordshire Local Plan.
