The proposals are contrary to policies GB2 and H5 of the adopted South Oxfordshire Local Plan and policies GB2 and H5 of the South Oxfordshire Local Plan 2011 (First Deposit Draft). The proposals do not represent strict infill in that they do not represent the filling of an appropriate small gap in an otherwise built up frontage by the erection of one dwelling, and would result in a form of development that would detract from the open nature of the Green Belt.
The proposals are contrary to policies CON7, CON8 and CON10 of the adopted South Oxfordshire Local Plan and policies CON7, CON8 and CON10 of the South Oxfordshire Local Plan 2011 (First Deposit Draft). The proposal to erect a dwelling and garage on the site and to form an extensive garden area would significantly detract from the setting of St Mary's Church, a Grade II* Listed Building, would fail to preserve or enhance the character of the Garsington Conservation Area, and would detract from rural views into and out of the site.
