That having regard to the size, height and massing of the dwelling and the location of the site on the edge of Henley-on-Thames and the Chilterns Area of Outstanding Natural Beauty, the proposal would result in a cramped and intrusive form of suburban development that would detract from the rural character and appearance of the area, particularly when viewed from the nearby bridleway and Gillotts Field, which is an area of public open space, located within the Chilterns Area of Outstanding Natural Beauty. Furthermore the proposal would relate poorly to the dwelling that is the subject of a related planning application, P03/E0048, detracting from the amenity of that property due to its close proximity. As such the development would be contrary to the provisions of the Council's Adopted South Oxfordshire Local Plan, particularly policies G1, G5, G8, C2 and H4 and the South Oxfordshire Local Plan 2011 (Second Deposit Draft), particularly policies G2, G4, G6, C2, C4 and H6 and advice in the Council¿s South Oxfordshire Design Guide.
