The proposal is contrary to policies G1, G8 and H4 of the adopted South Oxfordshire Local Plan and policies G2 and H4 of the South Oxfordshire Local Plan 2011 (Second Deposit Draft). Having regard to the limited width of the site the proposal would result in a cramped overdevelopment of the site, out of keeping with adjoining dwellings and the character of the area.
The proposal is contrary to policy CON15 of the adopted South Oxfordshire Local Plan and policies CON11 and D1 of the South Oxfordshire Local Plan 2011 (Second Deposit Draft). Having regard to its cramped appearance and the inappropriate design and detailing of the dwelling, the proposal would adversely affect views towards and the setting of the Conservation Area.
The proposal is contrary to policies G8 and H11 of the adopted South Oxfordshire Local Plan, policies D3 and G6 of the South Oxfordshire Local Plan 2011 (Second Deposit Draft), and the South Oxfordshire Design Guide paragraphs CP1 and BP4. Having regard to the limited size of the site, the proposal to construct a house on the side garden of No 28 Greenwood Avenue would result in existing and proposed dwellings with inadequate private amenity areas and unsatisfactory parking arrangements on the frontage of both properties.
