Conditions / Refusal Reasons
No tipping, handling and sorting operations shall take place other than within the building. Any non-inert material found within a loaded skip shall not be placed upon the floor but shall be stored within a skip of sound construction prior to disposal off-site. Reason: To prevent pollution of the water environment, in the interests of visual amenity and to ensure the development does not encroach onto adjacent land. Policy: G2, EN1, EN2, OSP 2001

With the exception of necessary works arising from emergency situations and unless otherwise agreed in writing by the Waste Planning Authority, lorries shall not enter or leave the site and operations shall not take place a) other than between 0700 hours and 1800 hours Monday to Friday and 0700 hours and 1300 hours on Saturdays; and b) at any time on Sunday and Bank Holidays and Saturdays immediately following Bank Holidays. Reason: To minimise noise disturbance to neighbouring residents. Policy: EN2 OSP 2001

No development shall be carried out other than in strict accordance with the approved plans, unless otherwise agreed in writing by the Waste Planning Authority. Reason: For the avoidance of doubt and to maintain planning control over the site.

Within 3 months of this permission a planting scheme shall be submitted to the Waste Planning Authority giving species, numbers, spacing and sizes of plants. Any scheme that is approved shall be implemented within the first planting season after the permission is approved. Reason: In the interests of the amenities of the area. Policy: EN1, EN2 OSP 2001

No more than 1000 tonnes of waste per year shall be imported to the site unless otherwise agreed in writing by the Waste Planning Authority. Reason: In the interests of the amenities of the area. Policy: G2, EN1 OSP 2001
