Conditions / Refusal Reasons
That at the expiration of a period of 2 years from the date of this permission the use of the building as specified in the application shall cease. Reason: In order that the effect of the development on the amenities of the neighbouring area can be assessed during this period, and that any future application can be decided on this assessment in accordance with Policy G7 of the adopted South Oxfordshire Local Plan.

That the use hereby permitted shall be carried on only by Mr G Ibell and Mr Lake trading as Beautiful Noise Solutions. Reason: Because permission is given only in view of the special circumstances in accordance with Policy G1 of the adopted South Oxfordshire Local Plan.

That the building shall be used only for the purposes specified in the application and for no other purpose whatsoever. Reason: To protect local amenities in accordance with Policy G1 of the adopted South Oxfordshire Local Plan.

That the building shall only be used for the purposes specified in the application between the hours of 8.00am and 11.00pm each day and shall be fully vacated by 11.30pm each day. Reason: To ensure that the development is not unneighbourly in accordance with Policy G7 of the adopted South Oxfordshire Local Plan.

That the area of the building shown to be used as a shop shall not be increased in size and shall only be operated as a shop ancillary to the use of the remainder of the building as a sound recording facility and rehearsal rooms. Reason: Additional traffic attracted to an independent retail unit on the site would result in an unneighbourly form of development contrary to Policy G1 of the adopted South Oxfordshire Local Plan.

That the open areas of the site as shown on Drawing 452 shall be used for parking of vehicles, loading, unloading, manoeuvring and amenity/landscaping purposes only and no storage, commercial or other business use shall take place other than inside the building. Reason: To protect local amenities in accordance with Policy G1 of the adopted South Oxfordshire Local Plan.

That before any part of the building is used for the purposes specified in the application it shall be enclosed with sound-insulating material in accordance with a scheme to be submitted to and agreed in writing by the Local Planning Authority. Reason: To ensure that the development is not unneighbourly in accordance with Policy G7 of the adopted South Oxfordshire Local Plan.

That there shall be no perforation of the walls and roofs of the building other than those shown on drawing no. 542 Reason: To ensure that the development is not unneighbourly in accordance with Policy G7 of the adopted South Oxfordshire Local Plan.

That prior to the first use of the building for the purposes specified in the application details of all external plant shall be submitted to and approved in writing by the Local Planning Authority and the plant shall only be installed in accordance with the approved details. Reason: To ensure that the development is not unneighbourly in accordance with Policy G7 of the adopted South Oxfordshire Local Plan.
