That having regard to the proposed siting of the dwelling in close proximity to the neighbouring properties 10 and 9 Glebe Cottages, the proposed dwelling would have an overbearing and oppressive effect upon these houses to the detriment of the amenity of the occupants of these properties. As such the proposal would be contrary to Policies G8, H5 and H11 of the adopted South Oxfordshire Local Plan and Policies G6, D4 and H5 of the South Oxfordshire Local Plan 2011 Second Deposit (Draft).

That the proposal would threaten the health and retention of a Scots Pine, which is the subject of a Tree Preservation Order and a significant feature in the local landscape, contributing to the visual amenities of the area. As such the proposal is contrary to Policies C16 and G8 of the South Oxfordshire Local Plan and Policy C10 of the South Oxfordshire Local Plan 2011 Second Deposit Draft.
