Conditions / Refusal Reasons
That the proposed development would constitute a new house outside the built up area of Henley-on-Thames and would be within the countryside. As such, it would encroach upon the open and rural character of this area which is within the Chilterns Area of Outstanding Natural Beauty. In addition it would detract from the approach to and setting of Henley-on-Thames. It is also considered that the design, in particular the massing, fenestration and position of the garage, would represent an incongruous and inappropriate form of development and would detract from the character and appearance of the Chilterns Area of Outstanding Natural Beauty. As such the proposal would be contrary to the policies in South Oxfordshire Local Plan, in particular policies G1, G5, C2 and H6 and also to the policies of South Oxfordshire Local Plan 2011 (Second Deposit Draft), in particular, policies G2, G4, C2 and H6 of South Oxfordshire Local Plan 2011 (Second Deposit Draft).
