That having regard to the dwelling's location on a prominent corner plot and the scale of the extension, the proposal would be out of keeping with the character and appearance of the existing property and would appear overly dominant in the street scene to the detriment of the character and appearance of this part of the Watlington Conservation Area. As such the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies G1, G8, H12 and CON10 and the South Oxfordshire Local Plan 2011 Second Deposit Draft, particularly policies G2, G6, H13 and CON10 and advice within the Council's South Oxfordshire Design Guide.
