That the proposals are contrary to policies H12 and G8 of the adopted South Oxfordshire Local Plan, policies H13 and D1 of the South Oxfordshire Local Plan 2011 (Second Deposit Draft September 2003), and advice contained in the South Oxfordshire Design Guide (para. 4.6). Having regard to the excessive size of the extension and to the unsatisfactory details of design, the proposals would result in an inappropriate form of development that would detract from the character and appearance of the existing dwelling, from the form, character and appearance of the pair of semi-detached houses and from the appearance of the property in the street scene.
