Conditions / Refusal Reasons
The development shall be carried out solely in accordance with the details submitted with the application. Reason: For the avoidance of doubt and to maintain planning control over the site. (OMWLP PE17).

No operations permitted or required by this permission shall be carried out except between the following times: 0700 hours to 1800 hours Mondays to Fridays 0700 hours to 1300 hours Saturdays No operations shall take place on Sundays and Bank Holidays or Saturdays immediately following a Bank Holiday Friday unless otherwise agreed in writing by the Waste Planning Authority. Reason: In the interests of the amenity of the area. (OMWLP W3, W7).

All buildings, structures, plant and machinery associated with the Waste Recycling Facility and the storage of primary aggregates shall be dismantled and removed by 31 December 2016. Reason: To ensure the proper restoration of the site. (OMWLP PB1, PB2).

The wheels and chassis of every heavy goods vehicle visiting the site shall be adequately cleaned so that no dust or mud, slurry or other debris is deposited on the highway. Reason: In the interests of highway safety and to prevent mud and dust getting on the highway (OSP T18).

No floodlighting shall be erected on site without the prior approval in writing of the Local Planning Authority. Reason: In the interests of the amenities of the occupants of nearby properties. (OMWLP PE1).

No skips shall be stored on the site except in specific locations agreed by the Waste Planning Authority in writing. Any skips stored on the site shall be incidental to the sorting and recycling operation. Reason: In the interests of the visual amenity of the area. (OSP G2).

No wastes other than those permitted by permission number P01/W0383/CM shall be stored on the site. Reason: To protect the amenity of the area and groundwater quality. (OMWLP PE4).

No top soils or sub soils shall be removed from the site until the operator has shown that sufficient soils for restoration works for the site in relation to permission P01/W0849/CM have been produced by the waste recycling facility and utilised in restoring that site. Reason: To ensure the retention of soils on the site for restoration purposes. (OMWLP PE13, PE1).

No more than 10,000 tonnes per annum of primary aggregate shall be imported to the site or sold per calendar year. Reason: To regulate the sale of minerals to a small scale to serve the local market. (OSP G2, EN1).

Along footpath number 30, stiles should be removed by June 2004 and replaced with gates or kissing gates as shown on approved plan 'Footpath Plan 1' by September 2004. Reason: To make the footpath more accessible. (OSP R4, OMWLP PE11).

All elements of the sand plant marked 'sand plant to be removed' on approved plan EWE2/01a shall be removed within 6 months of the date of this permission. Reason: To improve the visual appearance of the site and ensure that obsolete plant is no longer present. (OMWLP PB1, PB2).

No materials other than recycled and primary aggregates shall be stored on the area labelled 'mineral storage area' on approved plan EWE2/01a. Reason: To control the scale of the activity. (OSP G2).
