Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the existing hedge along the front boundary of the land, adjacent to Shirburn Road, shall be retained and properly maintained at a height of not less than 3.5 metres, and that any tree, shrub or hedge plant which may die or be seriously damaged or destroyed within three years of the completion of the development shall be replaced and the replacement shall be properly maintained. Reason: To help to assimilate the development into its surroundings in accordance with Policies G1 and G9 of the Adopted South Oxfordshire Local Plan.

That prior to the first use of the summerhouse hereby permitted the two existing sheds shall be removed from the site unless otherwise first agreed in writing by the Local Planning Authority. Reason: That planning permission is granted for a new building on the basis that the existing are to be removed and to ensure that the proposal does not detract from the character and appearance of the area in accordance with Policy G1 of the Adopted South Oxfordshire Local Plan.
