That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That a schedule of materials and finishes and samples to be used will be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, H16 and C2 of the South Oxfordshire Local Plan.

That details of the external appearance of the chimney stacks and pots shall be submitted to and agreed in writing by the Local Planning Authority prior to the commencement of development. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8, H16 and C2 of the South Oxfordshire Local Plan.

That the existing residential buildings shown dotted on the site plan received on 18 November 2003 shall be demolished and all the resulting materials removed from the site prior to the completion of the development or the first occupation of the new dwelling whichever is the sooner. Reason: In order to safeguard the character and appearance of the area and to accord with the Council's replacement dwellings policy in accordance with Policies G1, C2 and H16 of the adopted South Oxfordshire Local Plan.

That joinery details of all windows and doors shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and H16 of the South Oxfordshire Local Plan.

That lime without the addition of cement shall be used for mortar and any external render. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and H16 of the South Oxfordshire Local Plan.
