That the proposal to extend the trading hours of the premises to 10pm would allow a more intensive use of the premises for the sale of hot food, and would result in an unneighbourly and intrusive form of development.  The area has a significant residential character, particularly during the evenings, and this proposal would, by reason of noise, disturbance, smells, additional traffic and general activity into the late evening, detract from the amenities, environment and living conditions of the occupants of nearby residential properties.  The proposal is thereby contrary to policies G1 and G7 of the adopted South Oxfordshire Local Plan, and to policies G2, EP1 and EP2 of the South Oxfordshire Local Plan 2011 (Second Deposit Draft September 2003).
